With the majority of our rental properties being in the Lowcountry, we are no strangers to heat and humidity, which oftentimes, is a golden opportunity for mold growth. Mold specifically tends to appear where there are leaks in ceilings, walls, plumbing systems, and HVAC systems. 

What exactly is mold?  Mold is a fungus and common component of household dust, but in extreme amounts can be detrimental to one’s health and should be combatted to prevent health hazards. 

The conditions that create mold are often a combination of high heat between 77-87° degrees, humidity between 62-93%, and a food source or other organic material. Knowing what conditions mold thrives in helps in combating mold formation which is vital for every homeowner’s health.  

Tip #1: Keep Humidity Levels Low

Mold thrives in a humid environment, so keeping humidity levels down is vital, especially in areas that are prone to excessive moisture such as kitchens, bathrooms, or basements. Using ventilation, fans, or dehumidifiers is important in keeping humidity low. 

Tip #2: Fresh Air

Opening windows can help increase ventilation and airflow in a house and lower indoor carbon dioxide levels. Not only this, but with increased airflow can help dry out damp areas and reduce overall stuffiness.  

Tip #3: Dry Wet Areas

While this point may seem rather obvious, getting into the habit of cleaning and drying areas is very important for combating moisture. Oftentimes we may not pay attention to a steamy bathroom or a damp basement, but drying these areas frequently may be the difference in mold growth vs. a clean and mold-free environment. 

Tip #4: Keep Indoor Plants

While plants are often aesthetically pleasing, they offer significant benefits to your house as well! Keeping houseplants can significantly improve indoor air quality and remove certain toxins from the air such as formaldehyde, paint, and benzene (a byproduct of chemical based-cleaners). 

Overall, preventing mold is very possible so long as you keep your indoor environment clean, dry, and combat heat. Following these tips will help prevent mold-growth and other unwanted health side effects that come with it!
