Tenants can easily submit maintenance requests through their secure online portal, available 24/7. Once a request comes in, we act fast. Our trusted vendors respond quickly, and we keep everyone — you, your tenant, and the repair team — in the loop throughout the process.

We have a portfolio of trusted vendors, but if the owner has a service provider they would prefer to use, we are more than happy to accommodate the owner’s request and utilize that provider.

We can offer this level of service because we utilize a streamlined process that allows our maintenance team to quickly triage maintenance requests and then quickly schedule and dispatch vendors so repairs are resolved in a timely and efficient manner – increasing tenant satisfaction.

Every repair is tracked, documented, and reflected within your monthly Owner Statement. You’ll also find copies of vendor bills and receipts right in your Owner Portal, so you always know what’s been done and what it cost.

Smaller repairs are funded via the balance of the maintenance reserve within the owner’s property account. For larger repairs, our maintenance director will contact the owner for a more in-depth conversation. This allows the owner to ask questions and collaborate with the Maintenance Director to determine the best path forward so the owner is fully aware and has no unplanned surprises.
