How do I submit an application?
Each person 18 years or older who will be living in the property must complete a separate application and pay a non-refundable $75 application fee.
Required Documents
To ensure a smooth application process, please have the following ready:
Residential History:
- Provide three years of addresses and contact information for previous landlords or property managers.
Proof of Income:
- The household’s combined gross monthly income must be at least three times the rent.
- Acceptable documentation includes pay stubs, bank statements, or an employment verification letter.
- For applications with three or more applicants, only the two or three highest incomes will be considered.
Credit & Approval Criteria:
- Standard Approval: Minimum credit score of 650, with a security deposit equal to one month’s rent.
- Conditional Approval: Credit scores between 599-649 may be approved with a security deposit equal to two months’ rent.
Occupancy Limits:
- Maximum of two people per bedroom, plus one additional person per property.
Valid ID:
- A government-issued ID (e.g., driver’s license or passport) is required for identity verification.

What is the minimum credit score I need?

What is your pet policy?
Our pet policy varies by property, depending on the owner’s preferences. If pets are allowed, the following guidelines apply:
- Breed Restrictions: The following breeds (or mixes) are not allowed, except for verified ESA or Service Animals, which must be legally verified through a third-party screening company: Pit Bull Terriers, Staffordshire Terriers, American Bulldogs, Akitas, Boxers, Cane Corsos, Chow Chows, Dobermans, German Shepherds.
- Pet Limit: A maximum of two pets per property.
- Required Documentation: Updated vaccination records.
- Pet Fees: Non-refundable pet deposit: $250 per pet or $500 for two pets. | Monthly pet rent: $25 per pet or $50 for two pets (varies by owner).

When do I need to take possession?
Approved tenants are required to take possession of the property within 21 days of approval, unless an extended date is pre-approved in writing by management. Tenants who delay possession without taking occupancy may still be contractually responsible for all associated costs, including rent, utilities, landscaping, and property maintenance visits. -
How much is the security deposit?
Standard Approval: The security deposit is equal to one month’s rent.
Conditional Approval: The security deposit equal to two months’ rent.

How do I pay rent?
Rent can be paid online through the tenant portal or by check or certified funds. -
What is the tenant portal?
The tenant portal is an online system that gives a unique login and password to each tenant for their rental. This system allows the tenant to check their balance, pay rent online, and submit maintenance requests. -
How do I submit a maintenance request?
You can submit all maintenance requests through your tenant portal with photographs of the issue. Or you can call our office at 843-574-9100 and select option 1. The maintenance call line is 24/7 and should be used in case of a maintenance emergency.
