Our Rental Process

Once you’ve found the perfect property, take the next step by scheduling a personal tour with us. Simply call our office at 843.574.9100 ext. 2 to arrange your showing. Please be aware that all properties must be seen in person—we do not offer sight unseen rentals. We want to ensure you experience the property firsthand before making any commitments. Submit an Application

Applicant Eligibility

  • All applicants must be at least 18 years old or meet the legal adult age under applicable laws.
  • Occupancy Limit: Two people per bedroom, plus one additional person per property.

Proof of Identity

  • A valid government-issued ID (e.g., driver’s license or passport) is required to verify identity.

Residential & Rental History

  • Provide three years of residential history, including addresses and contact information.
  • Previous Landlord References: We will contact prior landlords or property managers to verify rental history and tenancy reliability.

Income & Employment Verification

  • The combined gross monthly income of all applicants must be at least three times the monthly rent.
  • For applications with three or more applicants, only the two or three highest incomes will be considered.
  • Acceptable documentation includes pay stubs, bank statements, or an employment verification letter.

Credit & Approval Criteria

  • Standard Approval: Requires a minimum credit score of 650, with a security deposit equal to one month’s rent.
  • Conditional Approval: Applicants with credit scores between 599-649 may be approved with a security deposit equal to two months’ rent.

Approved tenants are required to take possession of the property within 21 days of approval, unless an extended date is pre-approved in writing by management. Tenants who delay possession without taking occupancy may still be contractually responsible or all associated costs, including rent, utilities, landscaping, and property maintenance visits.

Having these documents ready will help expedite the process and ensure we can quickly and accurately review your application.

Application is Processed

The processing of your application typically takes 2-3 business days. During this time, we carefully review and verify the following key areas to ensure we can make an informed decision:

  • Criminal Background Check: We conduct a thorough review to ensure the safety and well-being of our communities.
  • Credit Report: We assess your credit history, looking for a minimum score of 650 or higher, to determine financial responsibility.
  • Income/Employment Verification: We confirm that your income is sufficient to support the rental, typically requiring proof of at least 3x the rent amount in monthly income.
  • For applications with three or more applicants, only the two or three highest incomes will be considered.
  • Rental History: A review of your past rental history helps us understand your reliability as a tenant.
  • Previous Landlord References: We contact your previous landlords to ensure that your rental history reflects a pattern of good tenancy.

Application is Approved or Denied

If your application is approved, a CREC Property Management team member will promptly reach out to you to discuss the next steps in the process, including lease agreements, move-in details, and any additional requirements. We’re here to guide you through the transition into your new home.

If your application is denied, we will send you an Adverse Action Letter. This letter will include contact information for you to request a copy of your credit report and the decision made by our third-party screening company. We value transparency and will provide you with the necessary steps to understand the decision and discuss any concerns you may have.

Lease is Signed:

Security Deposit: Must be paid in certified funds, money order, or via our online payment system.
Pet Fee: A non-refundable fee, if applicable. (ESA and Service Animals Excluded) Administration Fee: A $250.00 administrative fee (per household) will be charged at the same time the security deposit is charged and will be due within 72 hours of signing the lease agreement. Possession date must be within 21-days of signing the lease agreement.

Move-In Day!

A third-party inspection team will conduct a comprehensive move-in inspection, complete with detailed photographs. This report will be made available for both tenant and owner visibility, ensuring full transparency regarding the property’s condition.
