June is more than the start of summer—it’s also the halfway point in the property management year. For Charleston rental properties, this is the perfect time to check in on seasonal wear and get ahead of summer maintenance challenges.

Mid-Year Maintenance Must-Dos:

  • HVAC Filter Replacement
By June, AC systems are running daily. Swapping filters now improves airflow, energy efficiency, and tenant comfort.
  • Inspect for Water Intrusion
Storms are common in early summer. Check basements, windows, and roofs for leaks or moisture. A small fix now can prevent major damage later.
  • Window and Screen Repair
Encourage airflow while keeping bugs out. Fix any tears in screens and make sure windows open and close properly.
  • Gutter & Drain Clearing
Summer storms can overwhelm clogged gutters. Clear them of debris to protect siding and foundations from water damage.
